Through our unique four-entity model, we fast-track civil works, clear Council bottlenecks, and deliver standardized, resilient infrastructure across the Northern Rivers.

 

Active Development Pipeline

We manage our projects through a strict Phase-Gate System. This ensures every site moves from acquisition to active resident occupancy within a transparent 90-day execution window.

1. Nimbin Village

  • Project Type: Permanent Living & Crisis Outreach Accommodation (COA) Hybrid

  • Target Capacity: 5 High-Tech Tiny House Pads

  • Projected Completion: 90 Days

  • Current Status: PHASE 2 — COUNCIL & DESIGN

    Milestones Achieved: Long-term land lease executed by COA Land Trust. Site layout and boundary alignments finalized.

    Active Works: Town Planner engaged. Concept designs completed. Pre-DA meeting fees paid and documentation submitted to Lismore City Council.

2. Jiggi Village #1

  • Project Type: Eco-Stewardship & Permanent Tiny House Settlement

  • Target Capacity: 11 Tiny House Pads + Shared Agricultural Footprint

  • Projected Completion: 120 Days

  • Current Status: PHASE 1 — FRAMEWORK & ACQUISITION

    Milestones Achieved: Property vetted and secured. COA Land Trust lease executed, securing full legal authority for site development.

    Active Works: Site surveys, topographical mapping, and water catchment layouts currently underway by our design team.

3. Jiggi Village #2

  • Project Type: Temporary Rapid-Deployment Caravan Park Status

  • Current Phase: PHASE 1 — FRAMEWORK & ACQUISITION

    Active Works: Section 68 preliminary designs and infrastructure footprint planning in progress.


The 4-Phase Build Process

Every COA project is driven by a time-boxed, milestone-tracked development engine managed by Daryl and the COA leadership group:

  1. Phase 1: Framework & Lease (Days 0–30)

    • COA Land Trust executes a long-term lease with the private landowner, securing the legal authority to act, handle all Council negotiations, and remove liability from the owner.

  2. Phase 2: Council & Design (Days 30–60)

    • Concept designs and site layouts are drafted. Town Planners are deployed, Pre-DA fees are paid, and we lodge for a mixed-use layout (Permanent Living Areas + Temporary Caravan Park status) to maximize site density.

  3. Phase 3: Civil Infrastructure (Days 60–90)

    • COA Housing Charity deploys government grant funding and social impact capital directly into the dirt. COA Land Care begins site works, installing subterranean water vaults, solarports, and primary drainage.

  4. Phase 4: Unit Deployment & Onboarding (Days 90+)

    • CabinTech (our exclusive primary manufacturer) delivers the tiny house units to the prepared pads. COA Land Lots steps in as the active Site Manager to onboard residents, handle day-to-day operations, and enforce the 4-hour community labor rule.


Standardized Village Infrastructure Specs

We do not build unmanaged settlements. Every COA project features an identical, high-tech engineering standard to ensure fire safety, flood resilience, and self-sufficiency:

  • Water Security: Every village is anchored by a 110,000L subterranean AFS Rediwall water vault equipped with integrated UV filtration systems.

  • Energy Independence: Powered by Alspec Solarports, providing structural vehicle shelter, localized grid-free power, and battery storage.

  • Asset Maintenance: Every site features a dedicated John Deere groundskeeping and maintenance fleet owned by COA Land Care to keep the property pristine and asset values high.
