The Vision: Collective Land Security
The Australian dream of owning a family farmstead or a private community retreat has become financially impossible for the individual. While institutional land is being locked away, the COA Cooperative Ltd offers a "Social Gateway" for people to reclaim the landscape through collective buying power.
We are not just buying "blocks"; we are building a national network of Member-Owned Basecamps.
How the Collective Works
The Cooperative is the member-driven arm of the COA Australia Group. Unlike our institutional projects, which are funded by industrial partners, the Cooperative is funded by the people, for the people.
We operate on a simple, transparent principle: Strategic Aggregation. To buy our first "Proof-of-Concept" property—such as a small camping block or a wilderness performance site—we must first pool the capital.
If you want a family farmstead, we must first build the bank.
The Path to Ownership: Membership First
Step 1: Become a COA Cooperative Member
Before you can participate in our collective buying power, you must first become a formal Member of the COA Cooperative Ltd. This is the mandatory legal prerequisite. Once you have read, understood, and accepted our Rules of Association, Disclosure Statement, and associated governance documents, you will apply for Cooperative Membership.
-
Standalone Governance: Membership in the Cooperative is specific to this entity alone. It provides exclusive access to properties acquired and managed by the Cooperative and is entirely separate from other COA entities (such as COA Land Care).
Step 2: Entitlement to Purchase Member Shares
Approval as a COA Shareholder Member entitles you to purchase equity in our collective land-holding portfolio. The type of property you wish to access determines the specific number of shares required:
-
Camping and Outdoor Recreation
-
Temporary Accommodation
-
Permanent Accommodation / Farmsteads
Step 3: Secure Your Member Shares
Once approved and logged in, you can head to the COA online store to purchase COA Member Shares.
-
Share Price: $250.00 AUD per share.
-
Minimum Entry: 10 Shares ($2,500.00 AUD).
-
Scaling & Returns: You can own up to 20% of COA Cooperative. More shares mean a greater stake in the success of the portfolio and the potential for substantial returns when and if a shareholder dividend is paid.
-
The Mandate: 100% of share capital is quarantined for Land Acquisition and Essential Infrastructure.
Why Invest Now? (The Wealth Generation Engine)
We currently have zero properties in the Cooperative silo. This is by design. We refuse to take on "Dirt Debt" or bank interest that compromises member security. By purchasing your 10-share minimum today, you are:
-
Voting with your Capital: You are signaling to the Technical Steering Force that the demand for a specific region (e.g., Northern NSW or QLD) is ready for activation.
-
Activating the Dividend: Once a property is acquired, COA Operations initiates the "Technical Onboarding" process. This upgrades the land into the Fold, allowing the Cooperative to generate revenue through Biodiversity Credits and BCT Stewardship Payments—wealth usually reserved for institutional funds, now recirculated to you.
-
Building the Shield: Your capital allows us to move as a "Cash Buyer," bypassing traditional real estate barriers and securing land at wholesale prices.
Governance & Security
While the Cooperative is member-driven, it is not "disorganised." To protect your investment, every property acquired will be managed under the COA Australia Group’s technical standards:
-
Professional Management: All sites operate under the Master Insurance Policy and WHS Technical Sanctioning of COA Operations.
-
Fleet Gateway: Members gain access to standardized Kubota equipment for land maintenance, ensuring the property is a professional asset, not a neglected block.
-
Asset Partitioning: The Cooperative operates as a standalone entity, ensuring member funds are never contaminated by the risks of other corporate activities.
The Call to Action
The era of the "Lone Individual" is over. The era of the "Collective Owner" has begun. Do you want a place for your family to camp, a performance space for your community, or a long-term farmstead legacy? Put your money where the land is.
